What exactly is the role of a Mortgage Broker?

A Mortgage Broker or adviser is a professional that will help you explore the whole of the mortgage market and decide on the most suitable approach for you to achieve your property goals.

What is the difference between going to a mortgage adviser and your local high street bank?

As we’ve mentioned, you will only hear about your bank’s products if you visit your local branch – and in fact it can be quite tricky to meet anyone face to face in a branch these days.

Also, the general approach for banks is to offer what they call an information service, leaving you as the borrower to decide whether which of their products will work best. These days, more than ever, people are aware that they don’t just want information, they want advice.

What services and products do you offer as a mortgage adviser?

First of all, we work with all kinds of clients and mortgages. Our client base spans high level directors with multiple properties right through to First Time Buyers using the government’s Help to Buy scheme. When it comes to property, we’re here to help absolutely everyone.

We talk to you about your plans and advise on the mortgage products that will help you achieve them, and then support you to get that mortgage. But we can also help you find a solicitor and put you in touch with local surveyors and other people to give you advice. We also liaise with estate agents so that they know that you’re a good buyer. We’re a one stop shop for anyone buying property.

When should I see a Mortgage Broker?

Talking to an adviser is one of the first things you should do. We don’t charge for our initial chats with our clients. By being the first port of call you find out very quickly what’s possible. Sometimes you’ll be surprised that you can borrow more than you thought, or afford higher payments. 

Plus, it’s really important to manage expectations before you start looking at property. It can be heartbreaking to find the perfect home and then realise you can’t get a mortgage for it.

People sometimes worry that they might waste our time, and feel they need to know a lot before they get in touch. But we want to be your first step, to build a relationship with you and help you understand your options – even if it means you’re not ready to buy a home just yet.

Why is Walton-on-Thames a popular location to buy property?

People love it here because it gives you a mix of both worlds. You can be on a train and in Waterloo within twenty minutes. But you’re also in the countryside.

We often find people that have spent their life in south west London – Earlsfield, Chiswick etc – moving towards Walton-on-Thames because it still gives them that London access, but with better affordability on a home. The miracle of being able to have a garden for less than £1 million!

We’ve operated as a firm here for four years and lived here throughout that time too.

When was Purely FP founded?

I’ve been doing this since I was twenty years old, and started with a bank. I moved into advising in the early 2000s and myself and my business partner Andrew worked together for a long time at a prior firm and often romantically thought of doing our own thing together. And in 2013 we created Purely Financial.

Andrew and I are the two owners and advisers, and we have two other advisers, Martin and Kelly, that work with us. We also have three people on the administrative side. All of us in the office have been advising on mortgages and have been doing this for a really long time. 

We like to think we strike the balance between being knowledgeable and professional, with being friendly and human as well.
